Cracks in Walls: When to Worry (Ireland)

Most cracks in Irish homes are cosmetic plaster shrinkage, thermal movement, or normal settlement. But cracks wider than 3mm, diagonal cracks near openings, or cracks paired with sticking doors or sloping floors can signal genuine structural movement. This guide explains how to tell the difference and when to call a Chartered Structural Engineer (Engineers Ireland).

You've noticed a crack in your wall. It might be a hairline crack running through the plaster, a more visible crack along a mortar course, or a diagonal crack running from the corner of a door frame. Naturally, you want to know: is this something to worry about, or is it just normal?

The honest answer is that most cracks in Irish homes are not a cause for concern. Plaster cracks due to shrinkage and temperature changes. Mortar joints in older houses develop fine cracks over decades. New builds settle slightly in the first few years and produce cosmetic cracking. None of these require engineering intervention.

But some cracks do indicate genuine structural problems and knowing which is which is the difference between unnecessary anxiety and catching a real issue before it worsens.

The Crack Width Rule: 3mm Is the Threshold

A useful starting point: any crack wider than 3mm roughly the width of a 10 pence coin or your little fingernail warrants closer attention. Crack width is not the only factor (orientation and location matter as much or more), but it is the most accessible first check.

Width Category What It Usually Means
Under 0.5mm (hairline) Cosmetic Plaster shrinkage, thermal movement, normal aging. No action required unless it's also diagonal from an opening.
0.5mm – 1mm Minor Still likely cosmetic. Monitor. Note location and date.
1mm – 3mm Moderate Worth monitoring, particularly if diagonal or near structural openings. May be cosmetic or may indicate early movement.
Over 3mm Potentially structural Get a Chartered Structural Engineer to assess, particularly if diagonal, near door or window openings, or if associated with sticking doors, sloping floors, or other symptoms.
Over 10mm Structural urgent Significant structural movement. Contact a Chartered Structural Engineer promptly.

Crack Orientation: What Direction Tells You

Diagonal Cracks

Diagonal cracks running at approximately 45 degrees are the most concerning type when they appear near door or window openings. They follow the line of least resistance in the wall structure from the weakest point (the corner of the opening) and indicate differential foundation movement, where one part of the foundation has moved relative to another.

A diagonal crack that is wider at the top than the bottom indicates that the foundation beneath the cracked area has dropped. This is the classic subsidence pattern. A diagonal crack wider at the bottom than the top may indicate heave (upward movement) a different problem with different causes.

Vertical Cracks

Vertical cracks are generally less concerning than diagonal ones. Fine vertical cracks in plasterwork or along mortar courses are very common in older Irish houses and are typically due to thermal movement or the natural drying and shrinkage of mortar. A wide vertical crack (over 5mm) in the middle of a wall may indicate the wall has pulled apart due to differential movement or inadequate bonding at a construction joint.

Horizontal Cracks

Horizontal cracks in the middle of a wall particularly if they run through the mortar courses in a stepped pattern may indicate wall tie failure (in cavity-wall construction) or structural overloading. Wall tie failure allows the outer leaf of a cavity wall to move independently of the inner leaf; it is a structural problem requiring engineer assessment.

Stepped Cracks (Following Mortar Courses)

Stepped cracks that follow the mortar courses in a staircase pattern typically indicate differential movement the wall is distorting, and the crack follows the weakest path through the mortar rather than cutting through the masonry unit. This type of cracking is often associated with subsidence or heave.

Which Cracks Should You Worry About?

Call a Chartered Structural Engineer If You See:

  • 1 Any crack wider than 3mm, particularly if diagonal and near a door or window opening
  • 2 A crack that is wider at the top than the bottom indicates the area below the crack has dropped
  • 3 A crack that has reappeared after being filled or painted over
  • 4 Cracking accompanied by sticking or jamming doors or windows, particularly if this is a new development
  • 5 Cracking accompanied by a floor that appears to have developed a slope
  • 6 A crack visible on both the inside and outside of the same wall
  • 7 Multiple cracks appearing at the same time in the same area of the building
  • 8 A crack with a gap large enough to insert a coin or your little fingernail

Which Cracks Are Not Worth Worrying About?

  • Hairline cracks in plaster across a ceiling or wall surface random map cracking in plaster is normal aging and does not indicate structural problems
  • Fine cracks at the junction of the ceiling and wall a normal result of thermal movement and the building drying out
  • Very fine cracks in new plasterwork new plaster dries and shrinks slightly, which is expected
  • Fine cracks in painted render or pebbledash on the outside of a wall render cracks with age; this is a maintenance issue, not a structural one
  • Cracks that are consistent in width throughout, random in orientation, and not associated with any other structural signs

What to Do If You Find a Crack That Worries You

Do Not Fill the Crack Before It's Assessed

Filling or repairing a crack destroys the evidence an engineer uses to understand the cause and direction of movement. Leave it as is until it has been assessed.

  • 1 Photograph the crack. A dated photograph with a ruler or coin for scale is a useful record.
  • 2 Note any associated symptoms. Are any doors or windows sticking? Is there a floor slope? Have you seen the crack open in summer and close in winter?
  • 3 Contact a Chartered Structural Engineer. Only a Chartered Structural Engineer can assess whether a crack indicates structural movement and, if so, what the cause is.
