Our Service
Once you book with us :
- We arrange access to the property directly with keyholder, once we receive the contact details from you.
- Our surveyor will attend the property and conduct a thorough inspection of the property (both internally and externally).
- Once inspection is complete, we will invoice you.
- Report is issued 3-4 working days after survey. This time frame is required due to the detailed and comprehensive nature of the report – a typical report contains approximately 37 pages.
Report will be issued once payment is received.
FAQ
Prior to the purchase of a second-hand property, clients will be advised by their solicitor/bank to have a pre-purchase survey completed. Having a registered, qualified professional carry out a survey on your behalf will ensure any potential structural issues with the property are identified. A detailed survey will give you an indication of possible extra financial outlay that may be required to ensure a safe and stable property.
As soon as you instruct us, we will take it from there. Our engineer will contact the keyholder directly to arrange access at the soonest opportunity. Once the inspection begins, this can take anything from 1 to 4 hours, depending on the size/complexity of the property.
Our engineers would prefer if you were not present, as they would rather not be distracted. As mentioned already, they conduct a very thorough inspection. They are happy to talk to you regarding the findings of their report, once issued.
The report is divided into several categories – for example, Roof Structure, Built-In Fittings, Dampness, Electricity, Drainage (to name but a few) – and each category is rated. A summary Ratings Table will be displayed near the top of the report, with an explanation of each rating.
